Development FAQsWhat is MDI’s “tenant equity” program? IT groups utilizing 750 kW or more to power their data centers can significantly lower operating expenses when they retain an equity stake in the real estate that houses their data center. When the project sells, the tenant receives a check from the proceeds of the sale in an amount equal to their equity stake. Tenants typically receive their equity distribution within three years of signing a pre-lease. What is MDI’s “de-escalating rent” program? This concept is similar to our tenant equity program. However, instead of retaining an equity stake in the real estate, the tenant is entitled to de-escalating rents as new tenants are brought to the development. MDI developed this program for tenants who like the tenant equity concept, but prefer not take ownership of real estate on their balance sheets. What is my “Total Cost of Ownership”? Total Cost of Ownership (TCO) is the annual yearly cost of running your IT operations. If you’re using a data center – on-prem, colo, cloud – you’re paying for it. TCO is the most important data point in determining whether or not to change the way your team utilizes and pays for data centers. |
